Closing Specialist (Title Escrow Closer)
Team Title is seeking a Closing Specialist with at least 1–3 years of experience in residential or commercial real estate transactions or banking and mortgage lending. Complete knowledge and understanding of all aspects of a real estate closing transaction, the importance of deadlines, and an understanding of standard closing concepts, practices, and procedures of the real estate industry.
Duties & Responsibilities
- Manages escrow files from beginning to end; completes transactions by determining requirements, clearing titles, and assembling, preparing, and reviewing closing documents.
- Delegates appropriate duties to the Escrow Assistant when needed; prepares fee quotes, opens and intakes new orders, performs data entry, and manages workflow tasks for each file. Able to work with third-party vendors.
- Reviews purchase contracts and addenda; orders all documents needed to close in a timely manner (payoff demand letters, insurance, homeowners-association dues, property taxes). Prepares documents required for closing such as Closing Disclosures, Settlement Statements, Acts of Cash Sale, Certificates of Authority, and Powers of Attorney.
- Works with the reviewing attorney to resolve any title issues and/or requirements to pass the Act of Sale. Drafts transactional documents as needed.
- Reviews and complies with lender closing instructions, prepares the Closing Disclosure, balances with the lender, and works closely with them throughout the closing process. Completes closing transaction documents by reviewing papers with parties, answering questions, checking for completeness and accuracy, and obtaining signatures.
- Submits recording documents with the appropriate Parish Clerk's office by e-file or mail; understands and prepares title insurance policies; sends out post-close requirements and remittance of policy premium checks.
- Adheres to all company policies and procedures and follows company standards and practices, as well as any applicable state laws and guidelines.

Qualifications
