CLOSING SPECIALIST (TITLE ESCROW CLOSER)

Diamondhead, MS 

Biloxi, MS

Team Title is seeking a Closing Specialist with at least 1-3 years of experience in Residential or Commercial Real Estate transactions or Banking and Mortgage Lending business. Complete knowledge and understanding of all aspects of a real estate closing transaction, the importance of deadlines and understanding of standard closing concepts, practices, and procedures of the Real Estate Industry.

DUTIES & RESPONSIBILITIES:

  • Manages escrow files from beginning to end, completes transactions by determining requirements; clearing titles; assembling, preparing, and reviewing closing documents.

  • Delegates appropriate duties to the Escrow Assistant when needed, prepare fee quotes, open and intake new orders, data entry, manage workflow task for each file. Ability to work with 3rd party vendors.

  • Reviews purchase contracts and addendums, orders all documents needed to close in a timely manner (i.e., payoff demand letters, insurance, homeowners association dues, property taxes). Prepares multiple documents required for closing such as Closing Disclosures, Settlement Statements, Act of Cash Sales, Certificates of Authority, Power of Attorney’s, etc.

  • Works with reviewing attorney to resolve any title issues and/or requirements to pass the Act of Sale. Draft transactional documents as needed.

  • Review and comply with lender closing instructions, prepares closing disclosure and balance with lender and work closely with them throughout the closing process. Completes closing transaction documents by assembling documents; reviewing papers with parties; answering questions; checking documents for completeness and accuracy; obtaining signatures.

  • Submit recording documents with the appropriate Parish Clerk’s office either by e-file or mail, understanding and preparing title insurance policies, sending out post close requirements, remittance of policy premium checks and any other post close request.

  • Adheres to all company policies and procedures and follows company standards and practices as well as any applicable state laws and guidelines.

QUALIFICATIONS

  • 1-5 years experience working in in escrow processing or loan processing

TITLE EXAMINER/ATTORNEY 

Diamondhead, MS 

Biloxi, MS

Team Title has an immediate opening for an EXPERIENCED Title Attorney. Recent title reviewing experience is preferred. Strong attention to detail and organization and must have a positive attitude.

REQUIREMENTS

· 1-5 years of Title Review Experience

· MS Bar License

· Qualia experience a plus

PRIMARY RESPONSIBILITIES

  • Examine and verify chain of property title based on abstract report.

  • Examine deeds, deeds of trust, liens, judgments, easements, and plats/maps to determine ownership, and encumbrances.

  • Verify and correct property legal descriptions.

  • Search court records to remedy errors in chain of title.

  • Summarize restrictions that may prevent or hinder sale of property.

  • Draft legal transactional documents.

  • Prepare property reports and title commitments.
