Team Title was formed in January 2004 as a subsidiary of a largely real estate focused law practice (Richards, Higdon, Huguet and Campani, LLC) started by Mark Higdon and Thomas Richards.

GOVERNMENT AND DISASTER SERVICES

For the past five years, Team Title has been closing grants with Louisiana’s Road Home Program. To date, we have closed over sixty thousand (60,000) grant transactions and over four thousand (4,000) sale transactions. Currently, we are the only title company performing closing under the program. This experience gives us a unique advantage in the form of know-how when it comes to handling large volumes, mass closings and the information systems necessary to manage the data that comes with such an undertaking. Not only have we managed large volumes of closings and title work in short periods of time under tremendous pressure, but we have also disbursed billions of dollars to homeowners and reported on a regular basis for all funds, timelines and type of disbursement, as required by HUD and the State of Louisiana.

Our staff is experienced and ready to execute in the performance of any task, regardless of size and complexity. We have a vast network of abstractors, a proven and existing system for ordering and quickly receiving title work (all in electronic format), extensive escrow services management, accurate reconciliation experience, effective and accurate document preparation systems, detailed reporting ability and an extensive network of notaries with experience in handling both individual and mass closings.

Our unique experience and abilities have provided us with other opportunities to provide our services to the Louisiana Land Trust at the inception of its process of divesting itself of the properties it acquired as a result of the Road Home Program. In that capacity, we were responsible for developing the legal structure in which the inventory of properties would be sold. As a corollary thereto, we drafted and created all closing documents including, but not limited to, Purchase Agreements, Cash Sales, Promissory Notes and Mortgages. After creating the framework and documents required by the agency, we then performed all title searches, prepared all title commitments, prepared all closing documents, performed Notarial closings for hundreds of properties and issued title insurance for each property closed. In addition, our attorneys served as counsel to LLT with regard to real estate related legal issues.

Most recently, we began performing title search services for the Louisiana Housing Finance Agency’s (“LHFA”) Non-Profit Rebuilding Pilot Program. In addition, we were awarded another contract by the LHFA to perform closing services in connection with its Neighborhood Stabilization Program. Again, our past work providing large volume professional real estate services for government agencies is unique and makes us especially qualified to perform any task and/or services related to title, closings, disbursement and escrow.

COMMERCIAL

Although Team Title’s business base has traditionally been residentially focused, we have performed numerous closings and closing-related services for commercial transactions as well. Team Title’s staff of lawyers has experience in helping clients with the purchase and/or sale of commercial properties, businesses and business assets. We have performed due diligence for clients and have advised and represented clients with regard to same. Our staff of committed professionals at Team Title stands ready to handle your commercial closing needs.
